East India Dock
Ralph T. King & Associates released over a million square feet of commercial office space from mothballed caretaker mode to viable lettable spaces for the developer owner NCC and their investors SPP being one of Europes largest pension fund investors. We also carried out the fit out designs for introducing standby generated power to the development and providing IT network data centres, Share Trading Floors, Business Continuity and Disaster Recovery suites. Subsequently Ralph T. King & Associates have managed the infrastructure for the East India Dock and adjacent Funeven Estate since the late 90’s and which continues to this day.
Baltic Place
Baltic House is an existing 13,000m² Cat A development in the heart of Gateshead. Ralph T. King & Associates are currently undertaking an upgrade of the services to meet the tenants requirements of occupancy levels around 1 person per 5m², a doubling of occupants and equipment. This requires the provision of additional cooling & fresh air to supplement the Landlords provision. To meet the requirements of electrical security additional standby generation and uninterrupted power supplies as required.
Precedent Drive
A post tenant dilapidations survey on this two storey 2,000m² office accommodations with separate training facilities and distribution warehouse to reprove the building works included a full re-commissioning and validation report to identify the magnitude of remedial work necessary. Ralph T. King & Associates were requested to review the buildings and prepare a feasibility report and costing to improve the building from its current EPC rating of ‘G’ to as a minimum of ‘D’ and then to aspire to ‘C’ or ‘B’.
